A brief guide to EPCs

With the recent abolition of HIPs by the government in May 2010, it has made it easier to get your home on the market more quickly without the need to hang around waiting for documentation to be put together.

There is, however, still a legal obligation for you to provide an Energy Performance Certificate (EPC) whilst marketing your property.

An EPC is produced by a Domestic Energy Assessor (DEA) who will visit your home to assess the energy efficiency of your home. It will take anything from 20 minutes to an hour, depending on the size of your property.

Your property will be given a current energy rating and a potential energy rating - much the same as the way in which your kitchen appliances are rated. It is nothing to worry about, and it is highly unlikely that anyone will take this piece of documentation into account when viewing/making an offer on the property.

However, it is EU legislation and it must be done in order to get your property on the market.

So, how do you go about getting an EPC?
